Westover Will Be Gridlocked - Soon

In the event you haven't seen the latest about Westover the latest plans (discussed at the Housing Commission meeting last week) are to implement a housing conservation district in Westover and other older Arlington neighborhoods (e.g., Lee Highway corridor). A key component of the plans are to grant property owners increased density in return for preserving older apartment buildings. The legal basis for establishing Housing Conservation Districts would be implemented by the County Board soon after next month's elections and would require changes to the County's General Land Use Plan.

That would be in addition to the current densification of Westover by tear-down McMansions, accessory dwelling units of all types, and homes converted into daycare facilities. Westover will also experience many more vehicle trips in the near future by people who don't want to pay tolls on I-66 and parents dropping off and picking up students at an expanded Reed School. In line with the County's so-called Smart Growth planning Washington Boulevard, Patrick Henry Drive, and some other minor arterials are being narrowed.

Washington Boulevard is currently close to capacity at rush hours and it's a no brainer that gridlock is going to occur within another year or two, given the County's "development for the sake of development" agenda.

Anyone posting comments to the ArlNow blog, be careful what you post. ArlNow is a major league Smart Growth / Chamber of Commerce booster and ArlNow's "Management" aka Owner and Publisher Scott Brodbeck has been banning anyone who is vocal in opposing more Smart Growth in Arlington.

ALL local media owners and publishers are greedy for more ad revenue from massive infill redevelopment. Almost none live anywhere near the Smart Growth they promote.

Looks as though Arlington's residential neighborhoods will be completely redeveloped, starting immediately after November's elections, with all types of "accessory units" ranging from bed and breakfasts to homes converted to daycare.

When will everyone get it? The Living Wage in Arlington is $30 / hour. How many Arlington employers pay $30 per hour? Co-incidentally, that's about 60% of Area Median Income that you need to rent an "affordable" apartment in Arlington. Not earning $30 / hour? Welcome to VDOT's Express Lanes.

Yes. The Bicycle Nazis are bad and getting worse. Arlington Police are engaged in some kind of work slowdown because of pay, benefits, and working conditions and won't do anything more than be reactive, unless it's a special event where they're paid overtime. Why do I have to take my chances getting hit by a bikeshare idiot when walking on the sidewalk?

Arlington Fire and EMS are also engaged in a work slowdown because of pay, benefits, and working conditions. Which is why you see minimal fire-prevention activities from ACFD
