Taj Mahal 'Transitional Facility' for Pub Crawlers to County Board on February 21st

Please be aware, if you aren't already, that there's a site plan coming before the County Board on February 21st to replace low-density neighborhood infrastructure at North Rolfe Street and Fairfax Drive with a 395 unit mixed-use redevelopment with more than 400 parking spaces and 190 bicycle parking spaces on-site. There will also be a new County-owned 5-story 14-unit Taj Mahal "transitional facility" for pub crawlers coming out of rehab to replace the present transitional dormitory.
The County will also give the McLean developer more than 85,000 square feet of bonus density and 19,000 square feet of County-owned property on-site for 4 units of affordable housing at 40% or AMI and 4 units at 50% of AMI. The remaining 31 units at 60% of AMI are (according to County Staff) for the pub crawlers coming out of the transitional facility. The developer will also build a 6,400 square foot pocket park as a community benefit, though the County owns open space on site. The remainder of the bonus density will be awarded for the usual LEED Gold and Silver construction.
No estimate of the impact of the "family unit" housing, affordable and market rate, on the APS school population. No estimate of the impacts of 400 motor vehicles and 190 bicycles on the neighborhood's streets and sidewalks, except for the usual "don't worry, be happy, ride Metro." Another giveaway to a Fairfax County or out-of-state developer facilitated by County Staff who aren't County residents.

It gets worse...County-owned transitional facility will be LEED Silver, unlike the post-transitional residentail complex which will be LEED Gold.
Apparently Arlington is the only jurisdiction inside the Beltway that still gives developers bonus density for LEED Silver buildings.
How much will it cost taxpayers to provide transitional housing for 20-something urban hipsters rather than send them home to live with Mom and Dad after rehab?
Sounds like an opportunity for thr Trolley Pub to provide transitional transportation services.
What the hell did they expect would happen with the pub crawls getting crazier and crazier?
Open space? What open space? Oh, you mean that plaza surrouded by upscale restaurants and retail?

What a taxpayer rip off.... $5.5 million / 13 = $423,000 per pub crawler rehab apartment. Plus, at least $50,000 per urban hipster per year in staff costs. Developer gets 16,500 sq feet of bonus density. Building will be so energy inefficient that it will cost a fortune for energy.
Do we even know the track record of the non-profit that rehabs the urban hipsters at the present facility?
Where's the contribution from the bars and restaurants that sponsored all the pub crawls until the pub crawls got out of control?
Open space is another County "planning" charade, this would convert 19,000 square feet of County owned land int a 6400 square foot pocket park with park benches surrounded by restaurants and retail.
This deal isn't even legal...the developer is being given a gift of several million in county-owned land and bonus density to build an upscale treatment facility and tiny plaza on county owned land...not legal, misuse of public property.
Where is the 'community contribution' from A-Town?
Where is the RFP for operating the new transitional facility?
I googled "Phenix House" the non-profit that operates the facility and am appalled.
Will this facility be like the Arlington Free Clinic? More non-residents than Arlington residents get treated?
The Transitional Facility will end up costing taxpayers $10 million before it's completed.
How about the owners of A-Town, Clarendon Ballroom, World of Beer, Whitlows, etc., having a big fund-raiser to pay for this facility?
Let me guess...there will be a trendy urban hipster bar in the mixed use retail on-site?
Yeah...Urban Village Idiots at ArlNow who cater to Urban Hipsters can provide promotional services for the fund raiser.
There will be a family-owned convenience store on-site that sells beer and wine?
It's May 1 2019 at 8 AM...number of pedestrians, motor vehicles and bicycles competing with each other on or near this site?
Hynes and Tejada should abstain from voting on this or any other major site plan.
John Vihstadt should abstain from voting for this, and any other major dumb growth site plan that was agreed to by the County Board, while Zimmy was on the County Board.
"Public park" on-site? Know what will happen when a member of some minority group sits on one of the park benches? Cops will be there 30 seconds later checking for a "suspicious person".
Where is the playground?
Check out the other agenda items for the County Board's February 21st and 24th meetings, destruction of low density infrastructure for high density in-fill.
Yeah, and the Urban Village Idiots who work at 2100 Clarendon Blvd and who post comments on ArlNow boosting the 'vibrant' urban hipster 'culture' that they 'plan' could take up a collection to put a few amenities into the transitional facility, like a 65 inch HDTV in every urban hipster's apartment.
Yes, put an RFP out for the management of the new facility.
And taxpayers deserve to know how this deal was put together.

How much did the taxpayers pay in staff time for County Staff to put this desl together? $100,000 ? $200,000 ? $300,000 ?
