Living in Arlington in the Future? Buy a High MPG Car, You'll Need It

What's Arlington's "future"? All essential infrastructure bulldozed out from all arterials in all neighborhoods as a consequence of Smart Growth 2.0, aka "Smart Growth on Steroids". Replaced by mixed-use infill - bars, restaurants, upscale national chain retail. Want to refuel your vehicle? Be prepared for a long wait at the few remaining service stations. Be prepared to drive awhile to a garden store, veterinarian, appliance store, auto repair shop (unless you own a vehicle with a dealership in Arlington, and how many of those will there be?), hardware store, and so on.

Public and private infrastructure on Lee Highway, 10th Street, Washington Blvd., Glebe Road has been allowed to deteriorate while the County builds Taj Mahal public infrastructure and approves more mixed-use inflll with more parking. If you drive through vibrant Clarendon on Wilson Boulevard that's the County's future. The entire County will be Clarendoned sooner than anyone thinks. So, think about buying a plug-in hybrid now and save yourself a lot of aggravation a year or two from now.

Yes, there will be about 3 places left in Arlington where you can refuel your vehicle. Meanwhile hundreds more parking spaces are approved every County Board meeting. Time for a moratorium on Smart Growth until Intelligent Growth can be discussed, debated, and implemented.

Right, Arlington builds expensive sports-recreation infrastructure for Alexandria at a huge cost in tax dollars and Alexandria provides essential services to Arlington and receives a huge amount of tax revenue.

Speaking of refueling vehicles, Arlington's future if Erik Gutshall is elected -- McMansions converted to apartment buildings with 2 Harleys, 2 SUVs, and a pickup truck in the driveway.

The only small businesses that County Government wants in the County are related to food, alcohol, and expensive retail and personal services owned by national and international corporations with deep pockets that can pay outrageous rents demanded by County Government's pet REITs.

No one who mkes "planning" decisions today in Arlington will be around in 2027 to suffer the consequences of Smart Growth 2.0. They're gonna be retired and they won't be living here.

Planning? I had to laugh about the dozens of Arlington "planners" involved in making the footprint for one tear-down McMansion fit on a pipestem lot in Ashton Heuights.

No more showing up at your favorite service station with your vehicle a couple days before the state inspection's going to expire and expecting your vehicle will be inspected.

Check out ArlNow today for the growing up in Arlington bio by a de facto Millennial who grew up in the Great White North. Yeah, Arlington is still suburban, long as you have $1.5 million to buy a tear-down McMansion advertised in ArlNow.

Smart Growth on Steroids? Will not matter what kind of vehicle you own....streets will be gridlocked. Also, there will be serious confrontations between bicyclists and pedestrians on sidewalks, especially between bikeshare bozos and parents walking with children.

Agree that everyone who is urbanizing Arlington won't be living here in 10 years. Most of them don't live here now.
