County Board to Double Down on 'Smart Growth'


Hi, Yupette,

I checked out the recent work sessions for the Second Generation "Smart Growth" redevelopment of Rosslyn and Courthouse. Rosslyn Sector Plan is going to the County Board for approval on July 22nd. Rosslyn and Courthouse will be luxury enclaves and affordable housing that's affordable for the people who will clean office buildings and wait tables in upscale restaurants will be miles away from Rosslyn, if any is available at all in Arlington.

New Urbanists have set a population goal of 283,000 Arlington residents by 2040, up from 217,000 today, which means Arlington's population would increase by about 2,600 per year, Building heights for most new office buildings will be at least 300 feet (or more if the FAA will go along with the developers' demands) and the buildings, with the usual ground floor mixed-use restaurants and retail will surround larger plazas which will be as densely populated as the small first generation mixed use so-called "open space" plazas because the surrounding buildings will be much taller. As for sports and outdoor recreation, Rosslyn and Courthouse are about built-out. Existing neighborhood parks will increasingly be repurposed into dedicated upscale playgrounds. The next generation of "complete streets" will use residential and commercial streets as "open space" for various events, and for activity and recreation space.

As for the "car free diet," redeveloped Courthouse and Rosslyn will see more parking for more motor vehicles and  bicycles. Bicycles will actively compete with motor vehicles for street space and with pedestrians for sidewalk space.

Bottom line - Arlington in 2040 is going to be an expensive urban mess.

Obviously all vehicles will be electric in 25 years because the nearest gas stations to Rosslyn will be in Annandale.

All the 'planners' gave a $#!+ about was how much density and the views of the DC monuments the Big 5 REITs will receive for constructing mega buildings in Rosslyn.

Twenty-five years ago (1990) the Internet was run by and for government and universities. There was about zero renewable energy installed in the U.S.A. SUVs, McMansions, and First Generation Yups were America's growth industries. Robotics was for auto assembly plants. First consumer cell phones were being designed and test marketed. Fiber optic cable was being installed among secure federal facilities. Digital television and large LCD displays were being designed and test marketed

Why are we paying Arlington's Smart Growth so-called 'planners' $125,000 and up to redesign and repurpose 1990 infrastructure for 2040?

No doubt ...motor vehicles, railroad engines, commercial airplanes, etc., will be self-driving in 2040. I also believe that electric vehicles will be the primary mode of transportation in 25 years.

Arlington's so-called 'planners' who cater to the REITs' every whim live in Fairfax County and recently told Supervisor Penny Gross that no way was anything resembling Smart Growth going to be constructed near their neighborhoods.

Do not venture into a neighborhood park that's been repurposed into a multi-use playground unless you are accompanied by young children. Arlington Police constantly respond to 'suspicious person' calls by parents in parks targeting adults, especially black and latino adults.

Latest is Vornado is planning a massive residential infill (1000 + units) in Pentagon City with low income housing in a separate building. No additional open space unless the County intends to tear down single family homes in the adjacent neighborhood.

Developers threatened that if they don't get massive gimmes from Arlington they will develop in Tysons instead. That's the reason for the last minute relaxation of height and density limits in Rosslyn.

Last night's the previous night's antics in and around the County Board room are conclusive proof that "planning" in Arlington is a huge charade. Planning and other advisory commission members have to do what they are told by County Staff or resign.

What do Hynes and Tejada care at this point? Both are financially well off. Both will retire from public life and travel, if they both already don't have retirement homes far from the nearest "Smart Growth". They should not be voting for anything with far reaching implications like sector plans. I agree the Rosslyn Sector Plan should have been deferred until January.

Thanks for this. I was kicked off the ArlNow blog for not going along with County Staff and Developers who post there.

Quality of life in Arlington for anyone over 35 will be s*** in 10 years. All anyone in County Government wants to do is build a "Shirlington on Steroids" in every area of the County. Rosslyn is only the first.

A report finally appeared today in the County Staff-Developer-Chamber-of-Commerce-Yellow-Dog ArlNow blog about how "vibrant" the Rosslyn WRAPS and Sector Plan are going to be. No mention of the consequences of the massive increase in density.

On to imposing Smart Growth on the Lee Highway corridor.

Thanks for this blog. I DESPISE both the Republicans and Democrats who take turns running and ruining the USA at every level of government.

What angered me was learning that the Obama Administration and Congress allowed more than 1 million legal immigrants per year into the U.S. during the last Recession and found jobs for them.

This high level of legal immigration has been occurring for at least 25 years.

How anyone who is elected by citizens to serve the needs of the people who elected them can be so callous is appalling.

No way I will ever vote for a Republican or Democrat again.

Last County Board meeting - the fact that a woman had the beg for the streets in her Rosslyn neighborhood to be paved while the County spent huge amounts of time granting corporate welfare to Rosslyn developers says it all.
